“Do I need a permit for this?” is one of the first questions we hear from Redmond homeowners. The short answer: most remodels that change structure, plumbing, wiring or a home’s footprint do. Here’s a plain-English overview to help you plan.
This guide is a starting point, not legal advice. Requirements change, so always confirm with the City of Redmond before you begin.
Projects that typically need a permit
According to the City of Redmond’s residential permits page, permits are required for:
- Additions, alterations and remodels
- Accessory dwelling units (ADUs)
- Decks and accessory structures such as garages or carports
- Converting a garage into living space
Electrical, plumbing and mechanical work are separate permit applications, so a kitchen or bathroom remodel may involve more than one permit.
Work that’s usually exempt
The city lists several exemptions, including:
- Detached decks no more than 30 inches above grade and not over a basement or story below
- One-story detached accessory structures up to 200 square feet
- Replacing exterior windows in existing openings without changing their size
- Replacing interior doors in existing frames
- Sidewalks and driveways on private property
The city also publishes a “Work Exempt from Permit” handout with the full list. Even exempt work must still meet code.
Why permits are worth it
- Safety: Inspections catch wiring, venting and structural issues before they’re hidden behind drywall.
- Resale: Unpermitted work can surface during a home sale and complicate negotiations or appraisals.
- Insurance: Damage tied to unpermitted work can lead to coverage questions.
A permit is a second set of eyes on the work you’re paying for.
